ChatGPT for Investors:

More than just a really expensive joke-teller, advanced Large Language Models like ChatGPT have been taking the Artificial Intelligence world by storm, and it seems like no industry is insulated from the effects of this paradigm-shifting technology.

So like any good entrepreneur, we are continuously striving to learn ways in which we can harness these emergent capabilities to give ourselves increased leverage and an asymmetric advantage among our competitors.

Even if you've never written a single "prompt", we think the use cases below will help you get started with ChatGPT and maybe even get the wheels turning on what types of use-cases you may be able to adopt in order to have ChatGPT help you drastically increase your productivity and efficiency:

Market Research - ChatGPT can sift through colossal volumes of data to uncover market trends and investment opportunities that humans would likely miss on their own due to our limited "processing power". As with most current implementations of AI, if you can creatively and thoroughly engineer your prompts, you will gain game-changing insights previously almost impossible to achieve without hours upon hours of in-depth manual research, which will set you apart!

• Example Prompt: You are a real estate investor researching new markets in which to invest. Assuming the following metrics are the most important to you as an investor, tell me the 10 cities in the United States you would pick as the best to invest in, and why: population growth, wage growth, job diversity, vacancy rate, and purchase price to rent ratio. Also include data from qualitative sources such as news reports, crime reports, social media posts, municipality posts and development plans, and corporate strategy roadmaps.

Personal Efficiency - In addition to simply using it to do your existing tasks more quickly, you can also leverage the power of ChatGPT to enhance your overall workflow and schedule. AI is much better than humans at optimization - and this includes things like improving your schedule, planning, prioritization, and time management.

• Example Prompt: Input all of your meetings, to-dos, chores, appointments, calls, schedule constraints, and other tasks you need to accomplish for the week along with the duration and priority of each (many of these can be imported from your existing task management software, such as Asana). Tell ChatGPT things like when you would like to start and end your day, which tasks or types of tasks you'd prefer to do earlier/later in the day, how often you'd like breaks of what length, and as much detail as possible on whatever else is important to you, and ask it to generate an optimized schedule, which it will do in a matter of seconds. Once it's been generated, you can also ask ChatGPT to re-organize certain parts of the schedule (or the whole thing) based on priority, urgency, pop-up meetings or tasks, or just your own preference.

Lead Generation/Nurturing - With the help of ChatGPT, you can more quickly and easily create an entire marketing strategy and detailed plan, from determining your target avatar demographics to setting frequency and methods of outreach, to even having it help you draft the specific emails, post cards, phone scripts, and text messages that you'll be sending. Custom trained chatbots can even do much of your lead qualification FOR you, saving you a ton of time and aggravation weeding out dead-end prospects!

• Example Prompt: I am writing text messages to homeowners in [my local market] about the importance of regular preventative maintenance on their HVAC systems. Write me 7 variations of a text message that will stand out from typical text message marketing and entice homeowners to have a conversation with me about getting scheduled for a FREE health check for their home heating and cooling systems, in order to prevent costly breakdowns before they happen. Do not use the words offer, sale, out of the blue. Make the tone friendly & casual.
